just a little nugget about frozen water lines....leave all the faucets on just enough so there is a sloooooow steady drip.

I did this last month....we had closed on a place end of last december. We had well below freezing temps and we had a vacant house. No problems at all.

Agree with sherry ....flat on all walls, also use the same color. I use a beige / white color. Easy to touch up and cheap

Hi BP-

Looking for private funding for buy and hold single family homes.

There are a few good opportunities in my market but I am maxed out on conventional mortgages. I currently have 5 rentals that I purchased anywhere from $25K to $40K and they rent from $600 to $700 / month. The cashflow is there but not enough at this point to run out and buy another house.

Anybody have any suggestions / wisdom they can share.

I invest in Greenville, PA....right around the corner from you. I concentrate on single family homes...I've acquired a few in the past year and they have been great! Many advantages to SFR.

It's funny you say that. I make it a point to tell all my tenants that I will treat them as I would want to be treated. I run a full time business outside of rei and I try and treat my employees the same way.

For this particular property I will put in the lease that there will be a walk thru every 3 months.

The street is actually a decent street. It's just that the west side has always had a stigma to it. I actually look forward to the possibility of reversing that stigma...try and bring in some good people to the area.

It's funny because some parts of the east side of town are being talked about more than the west side. Drug houses popping up here and there, break ins, etc.

and like I said property is in great shape. I dont think i would have to put more than $500 to $1000 into it for cosmetics. My only major concern is selling it down the road. But as a long term buy and holder this doesn't really bother me that much.

The building is in a great shape and has a 2 stall garage which I feel can justify a little higher rent. I agree with good screening and a "higher price point" I can get some good tenants in there. I manage myself and have a great inexpensive handy man.

I may look at lending center for the funds I need.
