Move on...Its not worth your time and money.

Clean up unit, make repairs, etc. Rent out to a great tenant.

Amazes me how stupid people can be though....any time the word guarantee is used, I would say run the other way.  Also, no investigation / due dilligence into these properties.  How about a quick google map search or something along those lines.  Just amazes me

Does anyone have any experience with shipping container storage facilities? I'm looking for container suppliers.  Planning to start with a few 10 x 20 containers and see how it goes.  Anyone with experience who's brain I can pick.

If they don't have it done, per the lease, I'd have it done and take it out of their security deposit.

If you dont plan on selling in the near future - I would do a blanket loan. IMHO.  Ive done a couple and like saving on the closing / bank costs.

@James Wise wow...thats crazy!  I'm pretty sure 80% of my tenants view me as an *******. Not sure why and not sure that I care.  Its a business I run...It puts food on the table for my family.
