I've had the same tenants in the house for almost 3 years...a couple with 2 dogs.

$620 month plus utilities....some of my best tenants. I never hear from them and rent is never late

Now I'm going to knock on some wood.

Looking for a 12 plus unit apartment complex that will support property management. Seperate utilities (besides garbage) a must. Also willing to look at owner financing

Currently own 34 doors in my home market. Looking to expand into something that I don't have to personally manage

I currently own and manage 30 rentals in our home town market.  Most single family with a few duplexes.  I'd like to start looking at a larger multi family building that supports property management.  Interested in townhouse style building but also not opposed to garden style.  Would like most utilities to be tenant paid. B/C areas.  Looking at Pitts burgh and Cleveland areas, as these are both 1 1/2 hours from our home.  Any help is appreciated

HI all

Nice 5 unit close to me going at auction in a few days....interested to see what fellow investors would be willing to pay.

all side by side - 2 bed 1 bath units - basement with garage - central AC - individual furnaces and hot water tanks in basement (all in good shape---There should be no issues for a few years on these items) - all units are very nice and rent for $505 month plus electric, gas and water - rents are about $100 low for this area, don't want to cause a mass exodus and raise rents immediately to $600 / month.  Brick construction. Roof is in great shape.

taxes - $5,100

Insurance - $3,100

Sewer - $237 / month

owner responsible for mowing and snow removal.

All units are occupied with long term tenants

Not sure if I am missing anything.  Building is in great shape but rents are waaaaay low which throws off my pricing.  I always like to use current numbers and not "future" numbers.

Any insight is appreciated.

Im about 15 miles North of Sharon...Feel free to pick my brain.  Like any market, Sharon has its BAD areas.

Im actually thinking about starting to invest in the Hermitage area.

Looking forward to it!!  We have 18 single family home rentals....we want to step it up and get into a small to medium sized complex.  There is a 38 unit about 20 minutes from us...it is on my radar, but I still feel like I need a little more 'help' on the financing end.
