BofA is NOT easy to deal with.

As for the Old School Title situation, I would really like to hear from someone that has used the service. Not to bad, you get 25% for turning over a lead.

Matt,

The wife is probable on the Deed. As for having her fill out any Short Sale info, it really depends on the Lender. Some Lenders want to see ALL income in the entire Household. While some just require the info from the person on the mortgage.

Have her fill out all info, so you donot waste time and have to return if the Lender ends up wanting her info also.

As for Curt's complaint, many people complain about Short Sales. But no one is forced into Short Sales, so if you don't like them, don't do them.

Matt,

Indy Mac (One West) is a difficult Lender to Negotiate with. If you are just submitting a Short Sale were no actual Negotiations are required, then they are not bad. But, if you actually plan to Negotiate, be very prepared to justify the offer with lots of documents and be prepared for it to take time. They do move kind of slow, IMO.

1) Why presently do so many Realtors engage in Interpreting Contracts?

If you can get me a logical answer, I will be more than happy to supply more. Actually, I do not think my questions would ever end.

I have heard the same itms as J. Scott. I know of one group that "chased" several properties at an auction, but never actually purchased anything.
