@Dave Van Horn thanks for your insights. The note is a virgin note. The house was sold December 2016. So it only has 4 months of payment history due to it being so young.  

I'm assuming re-performer is a note that wasn't performing and now is. 

In this scenario the note is backed by a property valued at 100k. Is there a ratio of note amount to value amount that most investors seek out? Do states play a role in the value of a note (Texas here). 

House would rent for 1100/mo.

Donnell Jackson I would evaluate where you want to be with RE. What your financial goals are. I think a good understanding of the different RE strategies is good. But you will not master all of them, nor should u try. You need to become a master of one of them. Then repeat that 1000 times as you refine your approach and increase profits each time. That is how masters are made. Otherwise you will be average at best. And that won't make you much money. Learn the different strategies and go after one that currently fits you and your goals. In the future once you've been successful then go ahead and change as your goals and situation does.

Scott Carson they did put down 4K for down payment. So note was written as well price 99k, 4K down and amortized from 95k on 10 years and 10 percent interest. It's a homestead for them. Young couple, with two kids. Gross annual income 60-70k. Credit 600 but "working on it". They have paid clock work so far , but like you alluded to, only 4 payments. So even with principle reduction after 1 year is the note more valuable? Or would it just be a higher percentage of current principie.

@Marshall Martinez i have the amortization schedule. I was curious about the value of the note in today's dollars. Basically what cash value is this worth if I were to sell it today. I know people will have different opinions on how much they would pay. But even at 93,Xxx that is a 10 percent return investment.

Eugene Kemp the house is in Odessa Texas. Labor costs are pretty high there due to oil money
