It would be possible if the zoning allows. You also must have the right amount of FAR and enough spacing for parking. If you don't you can apply for variances, butnot always guaranteed. Reach out to @Jared W Smith. He is my preferred architect.

Hey BP Family!

I'm looking to spend money marketing. I've done direct mail, looking into doing that again. I will be setting a 12 month plan and budget. Looking to find deals, but will list or refer out if they don't fit my criteria. What do you guys find works best for you? Any ideas? My markets are Bronx, NY, Westchester, NY, soon to be in Bridgeport, CT, etc.... I've had success flipping, but I haven't been able to build the pipeline of deals that I'd like. Any thoughts would be appreciated.

Yes, them, and you may need an engineer as part of the process as well. Maybe an architect with an engineering background.

Have been flipping since, finished something on City Island not to long ago and am in the process of buying another flip in the Edenwald area. Looking for a couple more. Always down to connect. I used to run a Bronx meetup and am thinking of bringing it back.

@Aaron Poling had, imo, the best advice. If you inherited the land, and it makes sense to build a multi in your market, focus on that. Speak to your buildings dept, zoning, know what you can build first. Talk to some architects, find out the cost of making plans for an approved project by the city. Have an idea of what you want, ex. A 10 unit all 2 beds, with a laundry area, parking, storage, etc, around 10000 sq. ft. Speak to some builders, what are ball park costs per sq. ft. for something of that size. Once you have all of those #'s, find out what average rentals/expenses would be. What can you offer a partner? Start jotting all that down, come up with a plan and hit your reia's. Meet investors who like multifamily. Find a partner, make sure your paperwork is tight and get going.

I'm in NY. We do flips in NY, but we recently have bought multi in CT. Everything I've done has been partnerships. I usually bring the A to Z and my partners fund the DP's and closing costs and we finance together. We've been doing this a while. Depending on your budget it may be wise to get into a partnership. In my opinion your budget or max buying power determines location. Example: we bought a 10 unit in Bristol, Ct for 605k. That same 10 unit here in NYC would easily be over 2 million. Really have to know your numbers first.

Prices and taxes are high in Westchester. I flip in the Bronx and Westchester and go elsewhere for cashflow. If cashflow is what you are looking for, value-add, forced appreciation is the way to go. I would say you want to shoot for a minimum of 3 units to cash-flow. The best way to find deals is straight through sellers, but do not overlook the MLS. I am in contract in the Bronx, for a single family flip that was listed over 30 days, which in this market is unheard of. I searched all properties that need work that were still on the market over 30 days. Reached out to every single listing agent for status, about 20. 1 got back to me, with a property listed at 450k and I got it in contract for 350k. You have to think out of the box in these NYC, Westchester, Long Island, markets and move quick. Good luck!!
