Good afternoon Everyone,

After a long hiatus, I will bring back the Bronx and Westchester meetup and mastermind. Details for our first one back are below. These events are for networking, learning, forming partnerships, and much more. 

I am definitely looking forward to this event. We have now 34 people confirmed. We'll likely cut it off at about 50, I will send an email once we reach that amount. For those that have asked about the details, here they go:

Location: 203 AKA 205 Lake Ave Yonkers, NY 10703 (You can GPS either 203 or 205)Time: 7PM until 9PMDate: January 29th
I will go over the whole process of what we went through on this one. From the numbers, to the waiting on Yonkers building department, renovations, working with Hard Money, etc... I look forward to seeing you all there. For those who have asked for pics, we are not complete, complete, but they will be coming soon!!
Now that I am staying, I'm looking to build the business. I know some of you who have been interested in funding before. If you are still interested, send me a message as I have several offers out. Hey Kevin,

I'm actually making a move from NY to Myrtle in September. Bought a condo that's being worked on for me and have a single fam in contract. I just got a contract on something else in Conway last night. In decent neighborhoods it seems as though Long term cashflow just fine. You are right though, not many multis. I actually am just starting an investment group where we will be looking to purchase 5+ in Columbia or Charlotte. In decent proximity to Myrtle beach.

The best way is to schedule a walk through with a contractor, pay for the estimate if you have to, which you might and should for the experience..... If you're not looking to do that itemize a list of the material needed, find the prices for every single thing, times is by 4(this is NYC) and add a 15% contingency.

1st option is better.

Hey Courtney,

I actually just bought a fixer condo and have a single family fixer in contract. Looking to move there in September. Seems like the profit margins on fix and flips are slim, but long term and short term rentals look to be providing steady good cashflow. I believe it's because of the low taxes.

I actually just bought a 2 bedroom condo in surfside beach, near Myrtle Beach to live in, fix it, and then potentially put it up as a STR. I'm currently looking now for something else. Would love to connect and maybe see this project you have. Awesome stuff.

Almost impossible to have access to all MLS systems. You would have to pay dues for all of them... Your best bet is Realtor.com because it is fed from all MLS's.

Use the track record you have. You can use a mixture of Hard money and private lender money, maybe private lender money for the dp and start of rehab so instead of trying to raise all 800k you might be able to just do under 30% of it. Offer favorable terms for anyone willing to invest in you and let them know they will be your preferred lenders moving forward.

Congrats on the move!! I'm actually moving down there by the end of August. I have a 2 bedroom condo that'll be my live in flip in contract and I have a 3 bedroom 2 bath that I have in contract set to close next week to flip or hold as a rental. I'm still aggressively putting in offers. I haven't gone after off market, but I've put in about 30 offers so far to land those 2. We should definitely connect.
