Hi John, I agree with Joseph it looks like you would be in the red. I just recently bought my first investment, in the middle of rehab. I've been using a spreadsheet from a book I bought called Hold. I'm pretty sure you can download it from kellerink.com for free without buying the book. (Great read for holding properties) Anyways while alot of these spreadsheets give you the basics you definitely have to adjust them add in a few lines that might be missing. I fixed it up and it seems to work great. The projected ROI on the investment we purchased was about 12%. At first using that sheet it said 19%. I was looking for a minimum 10% ROI. I knew it wasn't 19 because I had done it written out. We're all in on this property at about 72,000 and it should rent between 1150 and 1250. I advertised it already at 1250 and have received a ton of calls. Hope this helps. Good Luck!

Hi Everyone, I've been a part of biggerpockets for a while, but just started actually getting involved. I'm a realtor in Bronx, NY who with a few partners bought our first rental property in Stroudsburg, PA. I'm looking to network with people from NY, NJ, PA, maybe meet once a month, and learn this business, trade ideas, and whatever else can help us get further in this business. Biggerpockets is great and the people so far have been great. Anyone interested?

Sounds great!! When is there going to be an android app? Quick suggestion, can you guys maybe have a few interviews with attornies/ accountants? It would be great to hear more about the legality of things as well as the financial benefits...... Love hearing the show. When I first found the podcasts I heard about 13 in a day and have been listening to them since. Thank you.

Hey Andy, well that's unfortunate that there is not an Exit closer than 300 miles, but if I had to recommend another I company that has good training I would say Keller Williams. Just make sure that whatever company you choose, that it has great training. Good luck, I wish you the best.

@Andy, listings is key to becoming successful as a realtor. Starting out I did rentals, and worked with buyers. I spent money on marketing to get buyers. Rentals are the quickest way to get money in this business and help you pay for the bills while you wait for commission checks. Listings takes time, unless you know a lot of ppl that are looking to sell their home, it's not easy picking up listings in the beginning. As time goes by, networking, cold calling, eventually you pick a prospecting method and you start to pick up listings. Company with great training is key. I work for Exit. I can always set you up with someone from there, tbey have offices throughout the country. But getting buyers and depending on your market renters, are the way to start, while you build your listings inventory.

I just started with real estate investing. I wanted to a while back, but after hearing that all these mentors and gurus out there charge thousands and thousands of dollars I decided to become a realtor and learn the ins and outs of the process before getting into investing. I found a great company to work for that provides a lot of training. Now, about two years after being in the business, I picked up a couple of partners and am in contract to close in a couple of weeks on our first sfr investment. We are already looking for a second property..... I will say if you're going to jump in full time make sure you have about 6 months reserve and get good at rentals if you're in a place that is good with that. If you work hard and love all of those things you should be great. Good Luck!!
