Good to hear you will be graduating soon. Congrats! I'm investing in the Houston market and am happy to share a cup of coffee with you. I've done the buy-and-hold thing and it has paid off great. Wholesaling is more work but a faster paycheck and I really enjoy the problem-solving. Rehabs are great; more risk but worthwhile if you have all your angles covered. Hit me up! I agree with Michael. Don't spend a bunch of time on logos and business cards at the beginning of your business. Begin analyzing deals, looking at options, learning the intricacies of flipping so that you can get a good idea of what the numbers will look like. The more houses you look at, the more comfortable you will be with what a piece of property will sell for (both rehabbed and not). It's only in conducting this deep dive that you will be almost instantly be able to tell if a property is a good deal or not. I once did a deal for a few thousand bucks and I have to admit that it was such a time-suck and such a long, drawn out process that though I "made money" it certainly didn't feel that way. I'd be happy to share my experiences in the Houston market with you.

Awesome post! It reminds me of a book I was reading this weekend about Eggs and Ham. Best $500 bucks I've ever spent.

Why? Because it opened my eyes and showed me the world of real estate investing.  Not sure what the entry-level membership costs anymore but it was worth every cent.  I sat, watched and took notes on every single one of their classes and then I got down to business and started buying.

I am no longer pursuing rentals the way I did in the beginning but Lifestyles Unlimited is a solid team with an awesome track record.  Their method is tried and true and worked very well for my personality since I feel like I'm a self-starter.

Recently assigned what I thought was an unsellable house. Made the top 3 in terms of smell, infestation and amount of work needed... unbelievable! We called it the "Lemur House." Lady had like 4 lemur-looking pets... no joke.
