IMHO Mesa is very overpriced. Here's a place that is an acre, zoned multifamily, $380,000.  Offer really low like 25%. You could tear down and build new.

Hi,

I'd like to understand why a buy and hold person would offer their rental as a lease to own or offer owner financed buying when the property is under lease and you have renters.  

What's the advantage of doing that? 

What are the details on how to set up the up-front payment, how much would you ask for on a home that could sell for 190K-230K?  How much would go to rent vs how much goes to the "buy" on a lease to buy?  

If you're trying to do owner financed what are the details and why would you set that up?

I'm curious about the property. I haven't done long distance rentals before. I'm in Phoenix. Do you know who I'd contact to set things up to do the management. This price is a lot better than anything in Phoenix. Thanks Craig

Hi, so far I like SmartMove for the screening checks.  I requested a credit check and criminal check on cozy.co for two applicants.  Both came credit and criminal came back almost instantly for one person and for the other applicant, it's been 5+ days for the criminal check while the credit check came back within minutes.   I checked with cozy.co support and they said that some just take longer.  I'm wondering if there's a "yes" permission needed from the applicant and that's what's holding things up.   It's really strange.  I'll follow-up again and see what happens.  For now, I'm only doing SmartMove .

Hi,  I have a contractor / self employed that I'm having difficulty knowing how to qualify.  I've run a credit check (823) and the background check hasn't come back yet after a day.  I've asked for the tax return to verify -- he doesn't have it done yet.  I've asked for bank statements -- haven't gotten that yet.  He's provided personal references -- my understanding is that those aren't that reliable (easy to spoof).   What do you guys do for qualifying self employed?  And especially validating ability to pay rent.  I like to use 2.5 to 3 times the rent number for net income to rent number.

I just signed up with cozy.Co for rent payments. Free to payer and payee. They also do application capture and secure storage as well as screening. And they do listing that syndicate to other top sites. 

Thanks I reorganized the pictures to walk through the home.  Craigslist limits to 24 pictures.  My agent doesn't want a video as she feels the people won't come to walk through the house.   I'll update the rest of the pictures after the construction is finished.  

Thanks for the tip on Laveen.  it's still about 30-50K less than east valley pricing @Stone Jin . And I have only been using MLS via my agent and Craigslist from me. I'll add some more a week after she adds the MLS listing and see where it does replicate to.

@Casey Miles  Would you post a link of your videos?  When you invest through out the valley, that's a lot of driving.  Casey, are you rentals, flips, what is your focus and what works best?   I'm thinking about buying in Laveen as the prices are much better than the east valley.  I'm not sure why the prices are so low.  Any ideas?

I'll let you know on the subs.   I'm working with a GC on this one.   I think I could have put the subs together but the GC only charged about 1/2 his normal rate to do it for me.  And they gave me fast, thorough inspection service that included the termite inspection.   I had posted on who I like working with including contact info, but the site doesn't allow that except in the marketplace.  I'll IM you separately.
