Hi, Thanks for your comments.  I just used Cozy and set up both my houses in SmartMove.  Used it to send to a potential renter.  I haven't seen the results yet.   I also signed up for Cozy.  They have a listing service that syndicates their feed to other real estate sites with applications automated through Cozy.  Price now is about $39.95 for all the reports.   I'll try them next and see which I like best.  I am interested in the online deposit feature.   I can setup and e-commerce portal but if someone will do it for me, that works too.

Thanks for the welcome @Tom Ott . I'll probably need some tips. I think I have most of the forms I need. One of the questions I have, is where's the best place to find renters? Have an agent list on MLS? I've heard that if the agent lists, it automatically goes to anything using the MLS feed. CraigsList.org? I bought two houses that closed on the same day.

1. If I'm not using loans, should I do an appraisal anyway?  (it's about $500)

2. When you do a showing, should I be doing any follow-up?

3. I guess it's important to do the showings when the renter wants to rather than my schedule?  It gets kind of crazy and heavy time commitment.

i have a question.  For homes that have an upstairs and the bedrooms are upstairs, what do you use for those rooms.  I've been told to stay away from hard floors like tile, laminate, vinyl.  That's obviously an untrue statement if most landlords are moving away from carpet.  What do you, use in this situation?

Hi, 

My wife and I are semi-retired and decided to invest a good portion of our 401k in real estate.   It has been a rude awakening to just how much is needed to get going with buy and rent homes.  We've bought two and just closed on 2/29.  We should should have one ready in 3 weeks to rent and the other in 2 days to be rented.  All advice is great!  I'm reading the "how to rent my house" PDF to see what I can pick up there.  We attended a 5 day Real Estate investing class taught by Brandon Broadwater in St George.   And we're learning as we go.  I'm excited to be a part of this group and look forward to your coaching and tips!

Hi, I'm new on the site.  I'm getting started later and basically doing what Taylor is doing, but using my 401k to fund the purchases.  So I just bought 2 properties.  One is ready to go and one needs about 20K in rehab, so I may be ready to rent as early as Wednesday or Thursday.  Any suggestions on what I should be doing next?  I'm kind of learning very rapidly about buying for rentals.   it's all really new...
