@Nicholas Aiola I’m coming at this a little late however I need to know if I should file taxes myself online or hire a CPA. I live in CA, my business is out of Wyoming and my first property purchase is in Missouri. I’ve always done my personal taxes however my little lost on where and how to file. I am in the process of redoing a house so there is no income to be made only losses at this point. Any assistance or direction would be greatly appreciated thank you. MC

@Minna Reid :) I live out of state and would need someone to handle the process for me so I don’t have to fly in to handle that process. My realtor will do it when I purchase a house that she gets paid from however buying at auction doesn’t do that. Thank you for the reply.

I’m looking at bidding on a auctioned home online for an out of state house. Does anyone have any advise how to obtain the keys after winning the bid? Will a property management company handle that for me and place a lockbox on the house so I can get contractors in there? Anyone bought out of state? How do you go about it?

@Max Mitchell. Thank you. I like that you said that. Makes me have more confidence in my realtor. Now is the trick of good contractors. I’ve used thumbtack which produces however it seems everyone is pretty busy out there

@Max Mitchell I am looking at building a new rental unit, 4 plex most likely, on a lot with an existing four room rental. What rates per square foot are common for a commercial build in Springfield? My research seems to provide quite a range difference.

@Joe Villeneuve Thanks for the reply. I agree on that way of going about it. I think sometimes I lose deals because I go too far below my highest allowable offer.

@Cara Lonsdale Thanks for the reply. I get it’s loaded but just getting a feel of how everyone puts in an offer. Basically if you have a price point that you’ve determined to be your max offer to make money, what is your strategy to determine how low below that point you make your initial offer. I’ve had offers rejected without a counter and offers ignored. So obviously I went insulted them with my offer however I’ve had the same scenario where they played ball.
