How do y’all determine what your lowball offer will be. I use a multitude of programs and formulas to calculate my prices however I just wonder if I should start the offer at the lowest price I come up with. Some seem extremely low. I do t want to lose a deal because I am always offering to low.

Does anyone own rental properties or do fix n flips in Springfield, MO? What cap rates are you getting and what areas do you look for? Close to the colleges, hospital, downtown? If you rent to college students do you see high turn over rates and higher home repairs? Looking for reputable landlords and contractors in the area. Thx
