Thanks for the advice! I have an LLC already for a couple rental arbitrage properties, so I can sign the leases for my LLC. Just to confirm, the lender can use the leases rather than the schedule E? I thought for some reason they have to use the schedule E reported income if it is there.

Hello Fellow BP Members!

With interest rates hitting historically low levels, I am trying to refinance 2 of my properties. I have 3 homes on Airbnb and need to use that income to offset the mortgages, for my debt to income ratio.  I also have an engineering W2 job.  Any recommendations on lenders in the Nashville or San Diego area that can use 1 year of airbnb income on my tax return to qualify me?  Also, could I switch over to a long term lease to qualify, even though I used my Airbnb income on my 2020 schedule E?

Hello fellow BP members!

Does anyone know the rules now in Austin, TX regarding STR's? Before this ruling they were not issuing type 2 permits. Is it back in play now? Do you have to find a correctly zoned unit? I would like to hear everyone's feedback. Thanks in advance!

@John Underwood Yes, dropping prices seems like a good way to get more weekdays booked. I was curious about the other websites that book per hour because it seems like you can 4-5X your weekday earnings.

 My weekday pricing is about 1/4 of my weekend pricing.  If you rent out your space for 4-5 hours for an event you could easily make your weekend rates on the weekdays.  I just don't know how often units get rented out for events.  Also, I saw after 5 reviews, Airbnb opens up your listing for "buisness travel" which I think will really help fill in the weekdays.

Hello Bigger Pockets fam!  I was curious how you try and fill/occupy your weekdays.  I am currently just on Airbnb and have no issue getting the weekends booked for good rates but I wanted to see if I could maximize the Mon-Thursday bookings.  Any success on websites where you can rent your unit per/hr for events?  I thought peerspace.com looked appealing to fill in the weekday gaps.  Any other websites I should look into?  Thanks!
