All the positive replies are from accounts that have just been created right before posting.  They have no other posts on BP.  Stay away from this fraudulent company.

@Ryan Kelly is there any work arounds?  Is it possible to do a homestead or 2nd mortgage to qualify for the type 1?

Hey BP,

Does anyone know if the city is issuing the non-owner-occupied STR permit, which Austin calls 'Type 2'? I am looking to purchase a property to STR but want to make sure it goes along with current regulations. The city site is not very helpful on how many permits are available or if they are even issuing these anymore. Thanks in advance!

@Justin R.I had a great experience with @Grant Schroeder!  I was in a unique situation where all my income for my rentals was from Airbnb.  Many lenders had issues qualifying me for my refi.  Grant worked closely with the underwriter before submitting the application to figure out exactly what we could use and how to qualify me.  He is an investor as well so that helps him come up with creative options as he knows the game.  Highly recommend using Grant.

Hello Fellow Hosts!

I really appreciate this community and how much great advice is shared daily! I would like some feedback on my situation below:

I personally own a couple STR's and also started a company with some Arbitrage units. I am about to take on some co-hosting clients and need some help/suggestions on how to structure the contract.

  1. 1. How do you handle payments? Do you collect the payment then pay the client? Or do you have the client collect from Airbnb and then bill them?
  2. 2. Do you pay maintenance out of the profits or bill this separately to the client?
  3. 3. Does the client set up utilities in their name?
  4. 4. What kind of reporting and tax forms do you provide?

Hello Fellow BP Investors,

Has anyone heard of the company "Search Stayz"?  This is the link to their website: https://searchstayz.com/

I had someone reach out to me about putting my properties on their site.  I had never heard of them before but got a couple huge bookings already in just a couple weeks.  It is different because they set up your listing and do all initial guest communication.  I am not sure if that is a good or bad thing yet.  Let me know if you've had any experience working with this company or hosting their guests.  Thanks in advance!
