I really suggest you use a property management company in that area to manage the property for you.... That 10% that you are giving up is worth MILLIONS of less headaches for you in the long run, Do your research on PM companies in the area to make sure you can trust them. Good Luck!!

Mae sure to check with code on the permits and ask extensive questions on what he did to insure the smoke, fire, and water damage was taking care of the CORRECT way. I saw an episode of Flip this house last Saturday and they bout a house that had fire damage and the guy went through a lot of things that I wasn't aware that had to be done before the home was safe to live in again.. GREAT TOPIC!!! Count me in!! That's the area I currently invest in.. Actually it is the area/areas I grew up in here in Memphis TN...I started with a $10k credit card and a $10k 401k loan... My cash flow is AWESOME from the properties I have purchased under $30k!!
