@John Carter I know being in the military can make things complicated. As long as you can qualify for the loans and have the knowledge base you can do well in real estate. Depending on your chain of command it may be possible to live off post even if you maintain a barracks room, but that really does depend on your leadership. I have soldiers who live off post even though they are technically single. I hope everything goes great for you, good luck.

Merry Christmas everyone!

@Alan A. I'm going to predict that the neighbors will not back off. If I know anything about people like this it that they will keep being a problem until the actual underlying issue is taken care of... and sometimes people just do stuff like this because they can and they enjoy it.

I seriously hope they leave you alone and the actions you have taken is enough.

I'm looking into getting my second multi family building in Manchester, NH and will be pushing both buildings over into property management (which I did plan for when I bought the first). My question is what are some good things to look for in a property manager for a larger building?

@Michael Quarles  Sorry to jump in a little out of the scope of the conversation but would any of that apply to people who are not licensed? If you are not a Realtor would any of this still be an issue? Since my first set of letters will hopefully be going out in a few months I could see similar things happening with local Realtors.

Post: Advice for beginning partners

I felt like posting a little story for other beginning investors, especially those who have partners. It doesn't really matter if those partners are friends, family, or your spouse. Recently I had a unit open up that needed to be rented. Since I am in Afghanistan I let my wife do the tenant selection since I wouldn't have time to do any of the work myself.
One day she tells me that she has found a possible tenant who was interested in renting with us. She gave me the information and I told her right away that it was a bad idea and we shouldn't rent to them. She wanted another opinion so I posed the question for everyone on bigger pockets to answer as well, they replied with the same answer.
Deciding to not listen to me she went ahead and signed the new lease with the tenant telling me that everything would work oout and she had high hopes for the whole situation. It has been three weeks and we are now filing for the eviction of the new tenant.
So, my advice to beginners and to partners is listen to each other. Reguardless of how you 'feel' about a deal, don't fight the facts just because of pride. Trust each other.
