@Jon Klaus My quad pretty much handles itself. I took the time to put tenants in who I don't have to worry about and I trust to not mess my building up. My wife lives in the building as well but I set things up so she didn't have to worry about anything while I was deployed. My property manager knows how I like things run and the neighbor landlords (who I took some time to build relationships with) keep an eye on things for me as well. So everything is going well.

I used to live in New Hampshire but I never really went down to Worcester so I don't know the are to well, except by reputation. I have a quadplex in North Carolina that I landlord and the reputation of the city is similar. Other people may be able to get more detailed about the actual meat of your question since i'm still new to this as well, but I have found that even though my neighborhood is right on the borderline of being in a bad area I'm able to keep the area in decent condition.

I took the time to get to know the local landlords and formed an unofficial 'alliance' with them. We all have similar goals and desires to keep the area clean and in good shape so we put in the time to be visible in the area, cleaned up trash, etc. Add that to tenant selection and and area can be kept nice, or improved. Anyone else have any thoughts?

@kevin R - Are there restrictions to the VA loans other than dollar amount? When I bought my quadplex it only used 1/3 of my VA eligibility. Would there be any other restrictions besides time? If what you say is the case then people are buying really expensive properties, or I just got a good deal.

Hello everyone! My name is Chris Pastrana and I realized while I was looking around the bigger pockets today that I have been a member since February of last year and haven't actually posted a single thing. I often come on a few times a day to read or listen to the podcasts yet I have never actually said anything. So here I go.

I lived in New Hampshire for most of my life until I moved to Fayetteville, NC. After buying a single quadplex I realized I wanted far more than that and began doing research on every form of real estate investing I could find. After a year of studying I realize I still know nothing compared to what I need to know.

When I couldn't find any more real estate books to get my hands on (since I'm currently in Afghanistan again) I started looking at self improvement books and anything free I could find. It's finally come to the point where I realize I may actually have to speak to people on an open forum to learn more about the questions I have.

So now I'm here to learn more and will be bursting into the local market when I go home. Hope they're ready.
