Hey @Colby Wherry! I work with a lot of investors in Nashville to help them leverage their $$$ the best way possible. I always ask them what their end goal is. From there you can decide what is the best strategy for them. These are all questions to consider.

Do they want quick cash now? Do they want a cash flowing 1% rental? Do they want to focus on appreciating properties? Do they want to grow their portfolio FAST? Are they willing to put in work for a BRRRR? How much work are they willing to put in?

I have found quite a few 1% deals in towns outside of Nashville. Clarksville and Columbia have been great areas to invest.

I have found some 1% deals in Clarksville and Columbia Tennessee. You have more options if you're willing to look off market and put some work into them.

@Linda Manning You're right, Clarksville is hot. But there are absolutely still good rental deals. I sold a 1% rental in Clarksville today. Are you only looking on the MLS?

@Brad Van Rassel Congrats on getting started in the Nashville market! There are still some opportunities for 1% deals in Nashville but you will have a lot more options if you're willing to look in Clarksville, Columbia, and Madison.
