@Kenton LeVay There are heavy restrictions on AirBnb in Nashville. A lot of people are not able to Airbnb their houses so they're leaning on LTR. A lot of the new construction, high demand areas in Nashville wouldn't be as great of a deal with 3 people living in a 4 bedroom house. Either tenants are going to overpay or the investor isn't going to get as high of a return. @Mason Jeffries When I first moved back to Nashville, I was renting a 4 bedroom house with 3 other girls and all 4 of us were on the lease. I know there are still 4 unrelated girls living there. I'm not sure how they're getting by the new rule but maybe reaching out and ask anonymously before making any decisions.

@Jorge I. Pimentel House hacking is the easiest, most conservative way to start investing. It would be a good idea to buy something that needs some work so you can quickly add equity. Good Luck!

@Jorge I. Pimentel House hacking is the easiest, most conservative way to start investing. I bought my first property to house hack in Nashville at age 23 right out of college. Like mentioned above, it would be a good idea to buy something that needs a little bit of work so you can quickly add equity. Good luck!

Hey @Brennen Finchum Welcome to the BP community! I would continue to educate yourself and build up capital. While it is possible to get 100% financing, you also have to think of other costs you may encounter. Vacancy, repairs, etc. Best of luck on your future in real estate!

I would hold on to these properties. California residents are buying in Nashville all the time and you don't normally hear about Nashville residents looking to invest in California. The value is only going to increase in Nashville. I would refinance and use that money to buy another place in LA, but maybe not a fourplex.  

Other things to consider.. do you have good tenants that will stay? Do you already pay a property management company? Will you have to start paying a property management company?

@Marco Morkous Have you looked at Murfreesboro? I've found quite a few 1% deals there, as well as Columbia and Clarksville. If you're looking to do some rehab on the project you should look into hard money lending to get you started and throughout the rehab and then refinance into a traditional loan. You'll have more luck with off market properties if you're using hard money. This would be considered the BRRRR method. Buy, Rehab, Refinance, Rent, Repeat.

@Madigan Tumilowicz Have you looked into Murfreesboro TN? Murfreesboro was named 2019’s 4th Best Small Real-Estate Market. Murfreesboro ranks 11th overall and 4th among small cities. They also have less restrictions on AirBNB's if you're ever thinking about doing short term rentals.

Hey @Madigan Tumilowicz. I specialize in the Nashville market but I lived in Knoxville for 3 years. If you're looking to buy close to campus you're not going to have to do any work to the properties for them to be rental ready and you'll be able to charge on a more "by room" lease. But with that said, your tenants may be questionable with the obvious campus lifestyle. In the Turkey Creek area of Knoxville you will be working with more families.
