@Marcus Auerbach this is great info and I appreciate the taxes insight! That’s a huge point. I’ll look into the other counties you’ve provided as well. Being out of state, I’ve tended to stay more central since my teams tend to be stronger. I’ve found that the further out I go, the harder it is to find a valuable team player. I’d love to connect and chat more!!

@Jared Cheney make sure you not only get an agent who is very familiar with your market, but also some of the common laws for rentals. I took a referral for mine but should have been more selective of the agent and got someone who has worked with out of state buyers. This guy took a percent off the top so I took it. 1% oos was a silly thing to do anyway considering the price points...

I ran into a few hiccups with a particular rental certification program that had I know the rules, might have steered clear of a particular property. Luckily they are doing very well now but it was eye opening.

Posting this in the flipping category since I’m sure this is where I’ll find some good info.

I purchased and reconvated a sfh in Indy. It’s about to go on the market this month. I’ve decided to use staging since the comps are competitive and a lot of the ones I’ve seen are staged. First go at it.

I received a quote which I think might be competitive but I’ll ask the experts. In all honesty, it’s been hard connecting with stagers in the area to obtain quotes in the first place. Maybe a popular time of the year.

What should I expect the staging contract to look like? Should I pay 100% up front if it asks? Anything in particular to look out for?

@Eric Schultz @Scott Williams thanks for all of the input. Lots of chatting has happened since I have posted this and I discussed the options. Like you mentioned - living out of state may make sense so that is now being considered! In either case, it sounds like were hanging onto the larger home and we can help manage. I appreciate all the great advice this has really benefited the family.

@Arlen Chou yes this is a great idea also since the house is really large (too large for them!). I’ll mention this as an alternative if they’re willing put up with the construction :)

I didn’t consider the payoff! Maybe they are close hmmm. They bought in 2010 and have at least 200k in equity, not sure exactly that number though. The 401K did sound scary to me too.

They have a small mortgage on the house they OWN. They have a bunch of equity and it was suggested that they could potentially refi to purchase another, but I think their payment and rate are so good that I disgregarded that as an option.

They have to retire within 2.5 years and all other “non real estate” options are being looked into outside of Bigger Pockets, naturally.

In looking at the two options I outlined - do you have any insight into those paths?
