Hello!! I am a few weeks away from being ready to start looking for a vacation property in Orlando. I have ran a lot of numbers and talked to several people and am trying to decide which community to purchase in.

Does anyone have any communities they love or have heard to stay away from? I have heard good things about Windsor Hills and Lucaya Village but am worried about exit strategy since the market is so saturated. Is it better to buy a sfh for a vacation rental for this reason?

Any advice?

Also does anyone know any great agents that actually have recent experience with STR?

@P.J. Bremner Thank you so much. That is such great insight. I will definitely be using this for my first deal. I see you aren’t from Cleveland so how did you go about finding your core 4 that you were confident in before pulling the trigger? Since I am assuming you didn’t go with a turnkey company.

I would love to also get in on this thread.  I am interested as well but would love to know other investors that like realtors they have used.  I don't really know what to think when agents themselves reach out.

I am in the same boat. I just got me real estate license and have 3 young children so I am very part time. It does cost money but I have made it up in one transaction and even made some money. 

For me it was to get my foot in the door into real estate and to be able to rub shoulders with others in this industry. My goal like you is to invest out of state because my market in Salt Lake is way to expensive and nothing is even close to the 1% rule here. Right now I’m trying to save up all my commissions and research different markets to figure out where i want to invest. Best of luck luck to you!!

I have been looking in Ogden as well. That is the only area that is getting anything even close to the 1% but I still haven't been able to find any lately. Did you find this one through the MLS or off? It is tough right now. But like everyone has been saying you definitely need to account for CapEx, Vacancy and repairs when running the numbers.

Is anybody worried that even though Cleveland is great for cash flow it is not so great for appreciation. Doing some research I’ve notice that sometimes some homes even lose a little value over the years.

My husband and I would like to buy our first OOS property and want to buy in Cleveland. We would like to buy a duplex in a Class B area so that it is easy to manage remotely with a property management company. What are some good areas? 

We also are looking for referrals for a good agent that invests themselves and a good property management company and lender. 

Any recommendations would be greatly appreciated.
