We have owned our STR in Kissimmee for 4 years now and it has done well, but it is time to sell and put our money into another type of investment. We currently have it on the market with an agent but our 6 month term is up next week and we want to list it with another agent who has a lot of experience in selling STR. We are hoping for recommendations from someone who has sold an STR in the area. Sorry but I really don't want agents reaching out to me directly. I prefer recommendations from other property owners. Thanks in advance.

Selling our short term rental that is renovated near Disney. Gross revenue over $60K the past two years. Manage from afar and have a great cleaner/team that could continue to work. We are trying to sell for another investment. Message me if interested.

If you are going to visit the area you are looking to invest in I recommend scouring airbnb and finding one that has many many 5.0 star reviews and mention cleaning in the review.  Either message them to ask or even stay at their property and hang around after for the cleaner to get there and ask them for their business card directly.  We had to go through 2-3 cleaners before I used this method and found one that I love!!

I did not theme out my place in Kissimmee and it is doing very well.  I bought in 2019.  It's a 4 bed/3 bath townhome and doesn't have a private pool just a community pool and we generated close to $70K this year and cash flowed on average $1000 per month.  This was even with purchasing all new mattresses and having to retile a shower that cost me $3500.  We would have done a ton better without those two massive expenses.  

We focused more on making our property look modern and updated.  This also allows us to capture people coming in town for business or conventions or what not.

I self manage my home but I have an amazing cleaner who doubles as my errand runner and handles any emergencies.

I have a little different take on Kissimmee market. I believe that everything people have said about standing out and theming definitely calls to a certain audience that will never go away. So it definitely can be done successfully that way and profitable. 

I have been self managing mine in Kissimmee since 2019 and instead of theming we did some upgrades and made ours stand out from all the other mediocre properties.  If you theme you are narrowing your audience to a specific type of visitor.  So many people come to Orlando for other reasons: work conferences, sports competitions, etc.  We elevated our look and we stay booked at a 90%+ rate every month except may and September which is closer to 75-80%.  Feel free to reach out.  We self manage and our cash flow is great!

Also I have a little different perspective on the whole theming thing.  We didn't theme ours at all. We have a 4 bedroom (2 being master suites which people love) and we have made several upgrades that make our property so appealing.  Not only do we have people who come for Disney but by not theming we get people that come in town for work conferences, sports competitions, etc.  I think by theming you are narrowing your guest down to just people who come in town for Disney and other theme parks. We stay booked at 90%+ occupancy except for may and september which is closer to 80%.

I have a property near Disney that I have self managed for 3 years now and with good boots on the ground you can be really successful. It is saturated here but so many people visit and if you make your property stand out you can be successful. Feel free to reach out if you have any questions.  I have learned a lot self managing and now that I have all the systems in place I spend about 30 minutes - 1 hour a week managing it.  I homeschool my 3 kids as well and we just got back from 6 weeks in Costa Rica all while still managing it.

I have self managed an Airbnb in Orlando since 2019 and although it was rocky in 2020 we made it through and are doing better than ever now. We manage remotely and have set up a system to automate and have a great cleaner who handles all the little things. Feel free to message me.

I own a short term rental in Florida and manage it remotely myself. With s really good cleaner and handy man it is totally doable. It took a lot of work getting everything set up but now it's pretty much on auto pilot. I spend 30 minutes to an hour every week on it.
