We just bought a home in Seagrove on 30A and live here currently but will be renting it out for 4 months during the peak season.  We spent 2 months last year in Orlando getting our rental ready so that with simply cleaners/local contact we can self manage from 6 hours away or technically anywhere.  We plan to do the same thing here eventually full time but for now we live here during the off season and rent out during peak season.  Feel free to message me and I can let you know details.  This will be our first season renting this one out but have a system set up for us to successfully manage ourselves.

We have a 4 bed/4 bathroom townhome about 15 minutes from Disney and most months we profit anywhere from $400-$1000 after all our expenses. May and September/October are our slower months where if we have repairs we might lose a little bit like I said most months we are profitable. Our daily rate is anywhere from $130-$225 depending on the day/season. We have a third party software that manages are daily rate based on events and competitors in the area. 

I market occasionally on social media but other than that 90% of our bookings are through Airbnb.

We have a townhome in Orlando and we are profitable but we manage it ourselves and have a local contact that helps us since we don't live in the area.  I don't know how we would be very profitable if we also had to pay 10-25% to someone else.

@Jerry N. it was fully furnished and rented out from the previous owner before we bought it so we used the current photos to list it and then we will update it with even better photos after. Only one of our bookings asked specifics about it but we are going to send our guest the new photos once we are done renovating in a few weeks.

We did a ton of research on the area and spoke with several people doing it successfully in Orlando and pulled the trigger. We are really excited and already have 5 bookings and we will be done renovating it at the end of June.

@Anthony R. we purchased our first investment in orlando area.  We are currently living it and renovating it and will have our first renters at the end of June.  What is the monthly cost for Proper?  I know it probably differs depending on the property and coverage but just a ball park would be helpful to know.

@Tirza Wibel I didn’t know Airbnb has insurance. We are using them and also direct booking with our lodgify website so I need to have other options for those bookings. What insurance do you use now?

Hello everyone!  WE have purchased our first short term rental that we are using as a vacation rental and are currently living in it while we renovate it and get it ready.  We will be renting it out starting this July and I am doing some research on what type of home insurance is the best.  

Most of the articles I find come from expensive insurance companies blogs so I don't feel like I am getting an unbiased answer in my research.  So I wanted to ask on here and see what you all think.

@Holly Kurtz I definitely was skeptical as well. I have talked to several people who are currently doing this and in Orlando specifically and if done right they can net anywhere from $600-1200 a month in profit after paying all the expenses including those crazy expensive HOA's and $500 a month of supplies. You definitely need to put in the time to make the property stand out and get a good team and system in place. I plan to manage it myself which is why I can make a lot more money.

@Michael Nelson I am in the process of interviewing agents but just want to be upfront and let you know that I am going to manage it myself.

I would still love to know agents you recommend. I really would love to find one that actually has some STR themselves. Thanks.
