Facebook marketplace has served us well for rentals, and we still use craigslist for when we are looking to sell.

 @William Bentley When we first started our LLC, we simply put Owner after our names.

I would say this is a good route, especially if you are not sure what exactly you want your investment strategy to be yet. It also has worked well for us when giving our contact out to both sellers and other investors. 

Not sure if you are local to the area but I am from Canton, I have lived here my whole life so if you need any insight feel free to reach out to me!

Hi @Gio Gonzalez

I am an investor in Canton, OH .. In addition to have living here my whole life I would suggest the following areas if you are interested in A class properties, Jackson Twp and North Canton .. B class Plain LSD, Perry LSD, Canton South and some Massillon areas (Massillon is very close to Canton). 

C class would be pretty anywhere near the inner Canton City areas.

Hi All!

Due to some family circumstances, I may be spending quite a bit of unexpected time in the Myrtle Beach area.

If you currently invest there or have owned properties near the area, I am interested in how the market is there! I currently wholesale & buy/hold rentals in Ohio.

Any info will help, I am more so curious than anything else.

Teri,

No, you can form your LLC prior to determining how you would like to split earnings. I would just make a clear agreement on how to split earnings prior to making your first deal.

In my opinion, the best way to keep a thriving partnership is identifying clear expectations on both ends.

I am excited you are ready to take this journey! 

A suggestion on where to start in the wholesaling game is learn your market well. Determine where you like to wholesale and narrow it down to one or two counties at first. Learn everything you can about those counties and what is going on in their markets, respectively. 

Driving for dollars has really been the gateway to the best leads for our business, so I would suggest also getting out in your market physically,

My background is in business and marketing, after working full time for a while, I knew the 9-5 life was not going to give me the purpose driven life I so need to feel fulfilled. 

My older brother was entering this career path and put me on to it.. Now we have partnered his contracting background and my technical business education to start our wholesaling business.

Hi, Diego. 

I feel as though I need to spread some objectivity here as I see a lot of negative perceptions regarding wholesalers. 

In my opinion, it is important to do your research and find a reputable wholesaler just like you would for finding quality realtors, contractors, title companies etc.. Of course there are the many are bad ones out here who do not have true "deals" and are trying to pass them off as such. A wholesaler who is consistent, well connected and able to run accurate calculations is invaluable.

Though, wholesaling should only be portion of your strategy, if you choose to do it.  The money gained from the assignment is simply cash, it turns into wealth when you find something to invest it in. 

Every "deal" I come across I am not particularly interested in owning or managing, that doesn't mean someone else won't be interested. If I find a deal that fits my personal criteria and  my portfolio nicely, I will acquire it.. but that's not always the case. 

Never "trust" anyone in business until you are well researched or have an established relationship, that's common sense and run your own calculations... what you are willing to purchase is totally on you, along with what you charge as an assignment fee... though I think between 5-7% is pretty standard.
