I am also an investor in the Ak/Canton area. We purchased a full rehab property from an auction and we were able to rehab and it is now rented.

Hi friends! 

I need to run comps on two multifamily properties (1-4unit apartment & 1-duplex) the issue that I am running into is that the properties are surrounded by SFH. Any suggestions how to create an accurate ARV with minimal comps?

I was raised here in Canton and I really enjoy it. I think there is a little something for everyone in Canton whether you go into some of the nicer places to perform a flip or into the inner city for rentals. I think there’s a lot of opportunity here. I own a few properties across the city and they all do relatively well. If an inherited tenant gives you bad vibes, have the seller vacate the property before taking possession, even if it’s a hit at first. Whew, lesson learned here!

Here's a few reflections I have had as recent-ish graduate:

If I had to go back and do it over again, I would still certainly go to college. Especially if a full-ride is an option. 

I think its CRUCIAL that young students are informed which degrees will have a ROI and which degrees are ultimately a trap (unless you can leverage a traditionally low-paying degree into a well paying job post graduation).

I would go with a STEM, business/finance,law or health related degree! 

Even if a full-ride isn't an option, I would still attend college but I would look for a school with the lowest tuition because I think college is astronomically priced. I would try to pay fully or at least partially out-of-pocket because I think student loan debt is one of the most unfortunate things to happen to this generation of students.  

I graduated in 2018 and I currently make a decent salary that has allowed me the opportunity to begin my REI journey. Without my education, I don't think I would have gotten the position I am in and it would have taken me longer to start investing.
