Hello BP,

I am looking at a property on auction.com that has an abstract of judgement listed on the title information given. This property is an REO and the AJ is from what seems to be a plumbing company. If I purchase this property do I need to settle the AJ? It was filed back in 2005 so I'm not sure if they actually expire after 10yrs. What else do I need to consider when looking at this property?

It has central AC and heat electric. I don't think it has a heat pump as it is not common in south tx.

Hello BP,

I just got word from my tenant that her gas/light bill was $500 this month!  I know it has been cold this past month but I think that is way too high. I did go by to look at a few things last month and noticed she kept the thermostat at 75. I also had the AC checked out before she moved in and the hvac company said everything looked good. Should I be worried or just chalk this up to the weather and her wanting to keep the house very warm? What else could be causing such a high bill? Should I have something checked out? I definitely do not want to cause my tenant undue high energy bills. Any advice is appreciated.

I would recommend the same thing everyone else has suggested. I have learned a lot by listening to the podcasts and they are also entertaining. Do you know what type of investing strategy you will persue (buy and hold, wholesale, fix n flip)?

My question is does the priority home buyer timeline reset after a price change? There is a REO property that I had put an offer on about 2 months ago but they did not want to budge on price. Then yesterday I get an MLS update that the asking price was lowered to $100 under my prior offer! Seemed weird that they didn't just call my realtor and tell him they are ready to accept my offer. My realtor then resubmitted my offer for full asking price, they replied back that we must wait the 8 days to allow owner occupied first shot.

Hello everyone. I am wondering where to get a good application and lease agreement specific to TX laws? Has anyone used wiki downloads? I found some that looked good in there but wanted to see what everyone else was using. Thanks for the help.
