@Neil Henderson I'm in the same position you are here in the Southern California market.  It's a very tough market to break into and is full of cash buyers. However, with due diligence, you can find yourself a good team so you can invest out of state.

@Benjamin Allen Wow congrats on the find, it was my impression that it's hard to find deals on zillow and the like.  

@Benjamin Allen Congrats on the purchase, how did you find the property?  Do you mind sharing where it's located?

@Marcin Chojnacki  Congratulations, seeing stories like these makes me motivated in RE investing. Would you mind answering how you found the property?  I'm always interested on how people find their properties to flip.  Was this your first flip?

I've seen this all the time in poker.  I'm a regular member of a similar forum for poker players.  I used to see a lot of new people stalking the really good players asking for coaching/being their new best friend, hoping that a coaching session would miraculously turn them into elite level poker players.  However, that's never the case, one must work to attain it.  A mentor/coach can only guide you and help you reach your potential but if you're not willing to work, play a lot of hands gaining experience, and study hands and tendencies of your opponents, you'll never be a good poker player.  The successful ones usually find other motivated people like themselves.

@Alex Franks, yes I don't want to jump in ill prepared but at the same time you have to learn by doing.  You can read a book about doing surgery but it doesn't mean you're prepared to do surgery.

Hi @BillManassero, based on my research so far, the Southern California is pretty expensive and difficult to get started in, so I'm heavily learning towards to out-of-state investing.  I'll probably contact you for your experiences and thoughts.  Thanks!

Hi everyone, thanks for your responses.  There's just a gigantic wealth of information on this site!  It's a little overwhelming at times.  I'm learning towards flipping, but then I discover turnkeys, and so on and so forth.  I am not sure if I have the financial resources to do flipping (yet).  But hopefully by corresponding with some of you I can learn.

Hopefully I will attend a meeting in the very near future and get to meet some of you.
