Good on you for starting early.  Would kill for a chance to be back in college.

I don't think Bigger Pockets is creating unrealistic expectations, but it does definitely show, through user blogs and journals, of what's possible through hard work, due diligence, and SMART real estate investing.

I think people get hung up on if so and so made $X amount on a flip I have to too! And that person got that x% cap rate I have to too!  Most people don't realize context is important and that sometimes a good deal is a good deal.  

Now I'm a newbie as well and I haven't done my first deal yet either, but I don't think I have unrealistic expectations.

OP, I feel you. I talked to my mom about investing in a rental out of state and she said don't do it, you'll lose money. Why not buy something here in OC. I said the financials doesn't make sense for me to do that and how can you say for me to not do it if you have no experience in REI. I'm still doing research and feel almost ready to take some actions and steps to buy a property in the next few months. But no, you're not crazy.

Hello, I'd like to throw in my hat to this arena as well.  I live in Orange County so I know my fellow Californian's pain.  Houston seems like a great market to invest in.  I'm not ready to invest yet as I'm still doing research and the like, but if anyone would like to discuss with me, please shoot me a PM.
