Kay, can you take your inspection report to the seller and ask for a reduction in price (or that they do some repairs)? The appraisal came in $20k above your offer but you have $35k+/- in repairs. See if you can use that to your advantage. 

If you go step further and become a Realtor, you'll have access to RPR, which is not limited locally like MLS. it's different from MLS but if you're really tied to this broker it may be a way around it.
