Lanscaping definetly. Some small bushes or flower beds in front. Clean up the rocks from the grass area also. I would consider an alternate shutter color to make it pop and possibly a more visually appealing front door.

Not sure about the particulars of Florida law, but in Wisconsin you can charge for the repair since it is due to tenant damage. I usually send them a heads up letter that lets them know next time their will be a repair fee.

It all comes comes down to if there is required disclosure for me. If she were murdered in the stairwell I could spend some extra money changing the staircase for my own conscience. I worry about being able to sell it to a renter or buyer if disclosure is required. Some people if you tell them that you rehabbed the area of the murder might not mind the occurrence. ...to some people out there the murder may be a selling point...which is a whole different discussion...

welcome Dave! I admire your understanding of what it takes getting into real estate, especially with little money. It looks like OPM (other people's money) will be your best bet. Look for owner financing, for sale by owner, and pre foreclosure (ska motivated sellers). On the forums there are a few people who are private money lenders who can he an asset. Set up your keyword alerts for private money, OPM, etc. There is a popular saying real estate: if you have the right deal money will follow. Find an area you want to invest in, with a few deals then look for funding.

My role in the Kenosha/Racine area is property manager (I own 12 in rock county). I manage 85 in the Kenosha area. Kenosha is experiencing a growth in housing needs due to incoming jobs. There are still some decent deals to be had in the areas of zips 53143 and 53142. Racing is definetly a buyers market right now but the housing demand isn't there yet. If it went to court maybe, but 100 is a nice amount where people won't go to court to get it back yet enough incentive to keep from..screwing me over.

My leases are not a 15 minute thing. They take 1 to 1.5 hours to sign and about half hour to prepare. I get generic Wisconsin leases from an attorney but I have multiple addendums and I always read the lease in person to the new tenant. Depending on the amenities and property i have between 5 and 10 addendums for signature and about 4 other FYI documents.

Never underestimate the value in driving around to find your own deals. Even if they don't have a for sale sign in the front yard, doesn't mean they can't be bought. If you are driving and see visual indicators of deferred maintenance it may be looking into who the buyer and is trying to contact them. When you talk to them, I always like to say "I know you aren't actively selling but I could offer you up to $xxx."People respond to money quotes more than general inquiries.

If you are looking for quick results consider expanding your target area. Racing and Kenosha may have more deals for you. The are areas that haven't peaked yet.

We ask for a $100 holding deposit within 24 hours. We are careful to use the word holding deposit so it isn't confused with some sort of  earnest money. A signed lease within 2 weeks with the remaining security deposit due at that time. They are told the $100 is non refundable if they change their mind before the lease signing. If we cannot fulfill our end of the contract (which hasn't happened yet) we refund the 100 and any additional security deposit immediately.
