To effectively manage the 150 I have an rrgionsl property manager, maintenance manager and a tenant liasion to help administratively. I have systems in place that allow me to be independent of the day to day operations and focus on the bigger picture. I couldn't do it alone and would never true. I was aquianted with a property manager who thought she could do it on her own effectively. She worked 70+ hours and it still didn't turn out well for her clients.  As you grow get staff you can trust. Trust is very important.

Abe,

A cosigner is a guarantee on the lease. They don't live there, but are offering themselves as an alternative means of recouping your money if the leasee doesn't pay. In most states, you must send the cosigner every piece of correspondence you send tenant.

I have not seen that screen before, however that may be because I use their system via Buildium as a 3rd party vendor. My advice is look It the reports it pulled and make the best call. Seeing as you seemed to have made a career of it you can deduce a good idea of the person without their recommendation.

TU's credit scores are usually a little off, that is why I don't use them in my considerations. I look atnthe report and make my own call.

Hello,

My name is Corina and while I am new to this board I have been active in real estate for a long time.

I have 12 residential rental units and manage 150 for other investors. I am interested in growing my ownership portfolio and getting into other areas such as wholesaling and flipping. I look forward to building mutually beneficial relationships with fellow members.
