@Norma Montgomery  I'm in Livingston, TX.  How far are you from Lufkin?  I could probably come out there for a meet up but that may be too far for you.

@Mike Reynolds I never saw your reply from above.  Sorry about that!  @Ethan Castleberry and I did get together one Saturday afternoon at lunch time.  It was nice but didn't happen again.  I have been going to a meet up in Conroe for the last few months and I enjoy it.  

I imagine the Lufkin / Nacadoches area would benefit from a meet up out there.  Thoughts?

@Bob Lachance I'm wholesaling in East TX alongside my 8-5 job. VA for cold calling could be just what I need to get me over the hump and get deals coming faster. Cold calling is a heavy lift and a time suck. I would love your info as well.

Investment Info:

Single-family residence wholesale investment.

Purchase price: $93,750
Sale price: $105,000

Assigned my contract to purchase to a house flipper. Another wholesaler called me and offered to share my listing with his buyer. If his buyer purchased I would forward $2,500 to the other wholesaler. JV All the way! Plenty of delays due life issues the seller was dealing with, but we all stayed the course and completed the transaction.

How did you find this deal and how did you negotiate it?

Driving for dollars with the Deal Machine App. The seller called me in response to a post card. I prequalified the lead over the phone the went to view the home. We had a few phone calls and some negotiating back and forth the agree on a price.

How did you add value to the deal?

I was able to take the property off his hands as is. It needed substantial repairs and remodeling but the owner worked out of town and just did not have the time or the energy to get them accomplished. This brought him a lot of relief and freedom from a troubling set of circumstances related to the past.

I only have 5 units and use Avail.com for tenant screening and payments.  It is nice and their support has been fantastic when I messed things up!  😀

Is it possible for a realtor to post or advertise an assignment of contract on the MLS? I have a house under contract and it is a MAJOR fixer. The seller hasn't moved her items out and won't let me advertise it yet so I'm on hold with it. But in the meantime I've shown it to a couple of investors and agents I know, and I have not gotten a warm response because of the condition it is in so I'm concerned that it may be difficult to move. With the hot market and people buying over appraised values, it seems like a good idea to get it in front of as many people as possible and that is what is great about the MLS. Thoughts?
