@Matt McGuire @Lauren Cutchen Would you guys have any suggestions for a partner on a rent house project?  It is going to be a duplex. It's already been bought and moved to my property. But I don't have the funds to build out the interior 4 tenants.  The last time I did this we set up payments to run for five years. I'm hoping to do something like that again.

It was a good meeting nonetheless! 😁  We saw another group that i thought might be part of the BP group.  It wasn't but they were there to network around the real estate topic!  Fortunate timing.  Even made some connections around topics I need help with!

Sorry I missed it.  Migraine knocked me out, but I am making a recurring reminder to help get back on track.  It is always the 3rd Thursday, correct?

Greetings Ashley! I'm a wholesaler in Livingston. Not too far from you. I have a small collection of rentals and am looking to raise capital through wholesaling too in order to fund my next duplex. The best recommendation I have, well two recommendations, his listen to the wholesaling Inc podcast. More than that, TALK TO PEOPLE!  Talk to owners of beat up homes.  Talk to friends and post on socials that you are looking for a house to buy.  A fixer-upper or maybe something that needs a little love...  I started offering a finders fee to a friend and she gave me someone's name that turned out to be my first deal.  $10k assignment fee to me and a $200 finders fee to Tammy.  Everybody came out happy.  I'm now offering $500 to anyone that sends me a lead on a house to buy once I receive the assignment fee.  $500 to anyone who brings me a buyer, paid out at closing.  That will likely go up to $1k for those referrals if things continue to grow.  That first deal was completed with a partner.  I brought the deal and he handled selling the deal.  I kept 60% of the assignment and he got 40%.  Another deal was done with a different wholesaler.  He called me and said he has a buyer that likes the deal.  If his buyer took the house I agreed to pay him $2,500 at closing.  Done deal.  That buyer is now one of my favorites!

Also, I use the Deal Machine app, code TTP for a great discount, to skip trace and mail postcards to owners of any distressed houses I see.  That has been a successful source of leads!
