Investment Info:

Single-family residence wholesale investment.

Purchase price: $93,750
Sale price: $105,000

Assigned my contract to purchase to a house flipper. Another wholesaler called me and offered to share my listing with his buyer. If his buyer purchased I would forward $2,500 to the other wholesaler. JV All the way! Plenty of delays due life issues the seller was dealing with, but we all stayed the course and completed the transaction.

How did you find this deal and how did you negotiate it?

Driving for dollars with the Deal Machine App. The seller called me in response to a post card. I prequalified the lead over the phone the went to view the home. We had a few phone calls and some negotiating back and forth the agree on a price.

How did you add value to the deal?

I was able to take the property off his hands as is. It needed substantial repairs and remodeling but the owner worked out of town and just did not have the time or the energy to get them accomplished. This brought him a lot of relief and freedom from a troubling set of circumstances related to the past.
