Nashville is a good market for multi fam. The cap rates here get better when you get the good deals while able to get more rent. Right now with the market changing, their are good deals to be found. As always though, the play for Nashville is still and buy and hold type strategy. You may not get the highest cashflow year one but the appreciation will be excellent if you get it and hold it. I find the clients Im working with keep changing their "goal posts" as it were. I went from being able to send a good deal I saw, and they would act. Now, Im sending maybe five deals and I need to calculate not only rent range but ARV, Rehab costs, forced appreciation costs and value, along with other concerns they "all of sudden" think about. I try to be patient but buyers are moving alot slower (or at least, mine are). Sellers want it to be early 2022 again and have things sell high with tenants in place. When I explain how the deal you had made sense when you bought the house at 200K nd tenant pays $1750 a month worked but trying to now sell that same house at 350K with a tenant paying $1750 doesnt make sense for buyers and you made need to wait, they dont understand.

Patience is tough right now. But its what we need to do. There are deals to be found and made but convincing buyers to act quickly cause others are if a tough point to get across.
