If you are looking in the Nashville market, I would reccoment buying and holding. The market in Nashville has lower cap rates than you might find in other markets so the play tends to be appreciation! We saw exponential growth from 2021 to 2022 and although we wont see those crazy numbers again in 2023, the signs are there that we will still see healthy appreciation! I do reccomend connecting with agents and lenders like the previous posts say to find out what you can do finacially and start your work from there!

My company Evernest manages over 13,000 doors across the nation. Around 750 doors in Nashville. Love to connect and talk about the market along with what goals you have!

Once in the state, like @Michael Bartlett reccomended, I would be sure to talk to a few lendors, contractors and attend as many RE Investment groups you can find! People here love to connect and new people are always welcome! Also https://www.reintn.net/Default... is also a fantastic group with alot of meetups and great education as well! I would also add to @Troy Miller's post, for investors, TN is a great place to invest. Nashville is usally everyones go to for TN because for the most part, its the most well known! And alot of people are moving there. But its getting expensive and first time investors with not alot of capital to start out cannot afford to get in that major market. So cities like Knoxville, Memphis and Chattanooga are ideal for first time investor because those cities are also growing, renters are there and growing, and prices are not high yet! The buy in for that market is alot easier. Its a fantastic city for all the reasons Troy stated or people to move to and live in. With that kind of growth, its ideal for investors because they will see thei properties rented and see good appreciation on it as well!

Do not get me wrong if you have enough experience to handle all the work an agent can do for you, you can deal with a wholesaler on your own. In my experience typically wholesalers are used by investors that own more than 3 properties because they already have experience with all the facts I shared above. 

 Awesome @Joaquin Camarasa! I work as an agent in Nashville and Im seeing a high trend of alot of wholesalers coming in. I talk to new investors all the time and they don't realize the differences between an agent and a wholesaler thinking the agent is just there to make "more money off me". But I explain alot of what you say! Agents help you. Wholesalers just tend to move things fast. Whats the trends you see in VA when it comes to wholesalers vs agents?

 Couldnt agree more! My clients tend to do this, just saying "wait and see" as their buying power slowly diminshes.

Evernest also has a presence in Chattanooga with property management and brokergae. As @Adrienne Green said, that price point can do very well in this market. Make sure you can build the right team to help yourself in this market from out of state!

I would say find an investor friendly agent as well. I work as one who only talks to investors.  Tho cash buyers are still hard to come by
