That's the dream! Just curious if you've looked in other markets. I try to scope all the markets I can over BP to find good areas to invest

@Landen Reed Welcome! I would defintely suggest consulting investor friendly agents and property management companies when starting out in a market you don't know. Def talk to a few! Then make the choice of where and with whom to buy! Happy Investing!

Quote from @John Underwood:

I have been buying up 30k to 50k houses for cash that rent for $1200 to $1500 a month.

I just bought another one this week for 50K which is more than I normally spend but it is in an up-and-coming area where ARV of houses is 250k or better.

Where?

@Drew Sygit wasn't offended! Just politely disagreed :)

And my only point being is there are agents who do know these parts of investing so just don't write them off.

I think for investors its important to have agents that work with reliable PM's just like its important for PM's to work with good agents! So looks like we are both doing the right thing by investors to find reliable people to work with! Its all about creating good buisness and we are doing the right thing!

I may be biased and I do apologize for that, but I would suggest my company podcast at Evernest. We tend to focus solely on markets we are in but we get down to the street level on things and talk about ongoing issues and trends in the market now! Definitely worth checking out. I even did an episode on Nashville. https://www.youtube.com/c/Ever...

@Drew Sygit I disagree with your assessmnet of agents. Myself and other investor agents I know are well versed in all investing strategies, as most of us are investors ourselves. We have a stake in the game for you post closing to ensure we found you the right investment and I know I tend to be in contact with my clients far after the closing table to see what worked, what didnt. I help my clients build a team from Lenders, Contractors and PMs. I do agree finding the right PM is important. There are alot that promise so much but deliver very little and I always suggest to my clients to reach out to multiple people to get a sense of what you are looking for and what tpeople offer. If you ask for a rec on Lenders, Contractors and PMs as agents tend to know all these people, I will give multiple options and encourage to talk to each one, ask alot of questions then bring what you learned to the next one.

Personally, I want to make sure your working with me went well and hopefully if I found you a one investment, I may find you 2 more in the future! It all comes down to building relationships. I agree with you in always talking to more than one. Its important! One lender offers this while another offers that. One PM offers this service while another wont. The cheapest isnt always your best option! In the business of Real Estate, you tend to get what you pay for!

I would definitely suggest reaching out to @Gabrielle Sehar! She is a wonderful agent in Memphis that works with investors and Evernest is a major player in property management in Memphis!
