As an agent I hate zillow, everyone thinks the zestimate means something. They are more of a marketing site than a resource IMO. The only good resource for sold/price data is through the MLS. Either get your license or make a friend that is a realtor who can help. The MLS is the best tool and always will be.

is it me or are the same realtors being promoted by every single damn listing... ?? Making it seem like they're the listing agent..

Zillow is usually an excellent tool to see what has sold recently and for what price.  That in and of itself makes it an extremely valuable tool.  It is also very good at mapping out properties.  Yes, you can get this same information from a county website (if it is online that is), but it won't be near as easy to use as Zillow, at least all of the ones I've used.

However, as @Charlie Fitzgerald said do not use it for making your decisions.  The zestimates are only one piece of data and you need more than that to accurately evaluate a property's price.

Thanks Cal C.... You're Right On The Money!!

They are just a tool...like anything else...use it for what you can...but do not rely on it to be your end all be all for decisions.

Great advice Charlie... Thanks a million for your thoughts..

IMO, absolutely not.  Best just to be familiar with the market you are investing in.

 Agreed!

Agreed!

Hi,

I just wanted some thoughts on using sites like Zillow and Trulia for comps and research?

Are these site's really reliable. I've found that they're are not reliable at all. 60% of the info is found to be outdated.

Can these sites be trusted by investors...??

Hi Darren,

Thanks for your great insight.

Is it okay if I if send you over some great deals..??

 SO SO SO True.......

Hi Gilbert,

Will do.. So, we know the same pain? What a shame...
