 Hey JD,

Just platitudes...

I'm so tired of hearing other investors crying about the numbers not being accurate, the ARV isn't correct.. blah blah blah.... Do your own damn due Diligence, What So Hard To Understand About That? You cant trust these numbers given out by wholesalers or sellers. Don't complain, do you research.

Well Stated....

@Corey Brown, (legality question aside), I don't see any EXTRA problem, other than those that are already inherent in Assigning the Contract in the first place ie. where is the actual END-Buyer? No-one gets paid until closing!

Oh, and each extra daisy in the chain makes the deal: LESS of a "deal"!...

 EXACTLY!!!!

@Corey Brown. Haha! No. Never, but I didn't want to leave you hanging here with 0 comments bud.

Sounds like you probably learned a lot though. Heck go for the hard ones right? Worst case scenario is they don't come together.

I'm interested to see what others say.

Ha.. Ha.. Thanks for not leaving me hanging...

Has anyone dealt with this before?

So I was interested in the 3 family rental property. I told the wholesaler lets do the deal, send me the contract. Come to find out, it was a Double Assignment transaction. Lets just say it was a mess... never closed on it.... Craziness...

I friend of mine, told me about a (Triple Assignment). He ending up getting out the deal also.

Anyone?

DO NOT USE ZILLOW. Don't even think about it. Remove it from your favorites and block the site. It's unreliable and inaccurate - many brokerages have made the decision to pull their listings from showing on Trulia and Zillow. As agents, we have very little control of our listings, so often times, we cannot even fix problems that show on our own listings. This includes past sale prices, current status, property details, old photo's etc.  Other agents pay for advertising so their info shows next to the listing which is also misleading. I don't know about you, but I don't like to use anything that's misleading.

Realtor.com is the most reliable alternative to the MLS. It's updated directly from the MLS every 15 minutes.

Yes, Yes, Yes.... the misleading nature of the paid realtor ads by every damn listing... ha..

Nice Rant! loved it... Thanks...

The freaking Zestimate.  Can't tell you how many times people have been misled by that.  As @Jake Thomas said, what you really want is to either get your license or a licensed "partner" that can run a CMA (aka "comps") for you from the MLS. To us, that's the only number that matters.

Now, for a quick look at value, I have actually found the HOMES.COM has pretty accurate value estimates (for our area at least).

Yes, Those  freaking Zestimates... Thanks for the insight..

@Corey Brown Those agents pay to have their picture and phone number show up on every listing in that zip code. It doesn't matter what status the house is in on zillow they show up. Like I said, it's a marketing site more than anything.

 Thanks..
