@Alex Bowen Welcome to the site! Keep soaking it up for now. My suggestion is to set yourself a point in time where you will take action and stick to that. Otherwise, all the soaking will make you bloated. You must squeeze at some point! Good luck!

@Patrick Baker Welcome to the site! One of the best ways to find a "mentor" is to check out the local BP meetup, or even otehr local REI meetups. I know Burleson is a good deal south of DFW, but it is worth making it out to meet people face to face and share your story.

@Olivia Aubry Education on all fronts is the best place to start. You have already taken a step in that direction by joining BiggerPockets. Then you must Take Action!

In my experience, I joined BP toward the end of 2013. I spent a few months listening to all the podcasts and reading everything I could (I was on overload!). I also began networking with other BP folks and local folks. I set a goal for myself that I would do my first deal in January 2014. So when January 1st came around, I focused on finding and acquiring a deal, which I did, and I am now working on my first SFH rehab right now.

For me, figuring out my strategy, and then taking action according to that strategy were the most important steps to getting started. There should be at least one local BP meetup in Houston. Just search BP for the info.

@Adrian Schlueter Welcome to the site! I too began my real estate investing career in Lifestyles. Out of that group I became a passive investor in a MF deal in Houston. That was a few years ago. Now I am working on doing my own deals, and the BP site has helped tremendously with that process. Hopefully I'll see you around at the next local BP meetup!

You mentioned that you are a contractor. What type of work do you do? If you get into rehabs, do you plan on doing the work yourself?

Deal #1: Partner and minimal cash. That is all so far. The next four deals will most likely be the same structure or partner only financing. Lucas
