Paint

-Dap Alex plus caulk (caulk everything you can, it makes it look that much better at the end. Top of trim, around doors, ceiling wall corner)

-Berh Ultra pure white high gloss for all trim (inside, outside) Must Have!!.

-Berh- ceiling paint

-Anything we can find for walls

Just dont go to cheap with picking paint. We have found great deals on 5 gallon buckets at times, just to get home a find out the paint is as thin as water.(walmart)

colors

-Moonshine by benjiman morre (nice grey green color)

Bay Breeze (nice light grey to the blue color)

Antique white ( off white color)

These are just some quick things i could think of for painting.

This happened with me on our last closing. Our property did not pass inspection so i had the seller sign a written contract saying that i could make renovations to the house before closing so i could get inspection passed. It worked out fine in this situation but it is risky and i could have lost all the sweat equity i put into the property if the deal fell apart. I know most people would advise against this, but sometimes when time is critical you have to push a little. In this case it was a PR and i needed a livable house on the closing date so thats what i did. When the sellers agent came to give me the keys she was not happy with what i did,but the deal was closed that day and i am sure she wanted her commission check.

Yes,

you can open the email and scroll down to the bottom and hit the unsubscribe link that is in the fine print. That will then take you to the screen that will give you the option of what emails you want to receive. Almost all emails have this option, I try and go threw my inbox once every couple of months and unsubscibe to the ones that i don't want to get. I hate waking up in the morning and having 10 new emails and most of them are not important.

This is my first post on bigger pockets. I found the website about 5 days ago today and have not stopped reading or listening to it since. I work for a detailing company in Charleston, SC and polish and wax large boats all day. On monday while switching from podcast 23-24 which on average has been about 8 podcast a day. It happens my phone slips out of my hands and falls straight to the bottom of the ocean. Well to say the least i was very upset, yes part because i had just dropped a i-phone 5s straight to the bottom of the ocean, but mainly because i was not able to listen to bigger pockets podcast for the rest of the day. I am so glad i found this site and never knew that there was such a big group of investers out there. I have been doing this since 2002 and have always wanted to talk and learn more about Real estate investing. Just never wanted to pay my life savings just to talk with someone about what they did to become successful.

So happy to have found this website and thank you to the founders for starting it, i have learned more in the past week then i have in a long time.

Hello,

I am in the Charleston area also if you need any help down here. I have a very diverse construction background and have been flipping houses in Cleveland, OH since 2002. My wife and i moved down to Charleston about 15 months ago and bought our first single family in West Ashley. Just getting finished up rehabbing this property. Starting to look for more cash flow properties in the area as we are planing on buying numerous SF and MF homes in the area. I am currently having problems finding cash flow properties in the area, if anyone can help me find a good whole seller or agent that knows allot about REO properties. Any good investor meetings down here? how many active members are on here from Charleston.
