Melissa Searing first reliance is another great local bank to deal with. Marc knight is who we deal with there and he has a lot of different loan options for flipping and multi family.

Yes, I️ used them for a subject2 a couple years ago. It took some time but we did get it done. We recently used them again to satisfy that sales contract, was pretty quick and everything ended as it should.
Bought our first MH 4 years ago. It is a 1998 3 bedroom 2 bathroom 1040sqft. It was on a piece of private land in the country. Purchased from a motivated seller for $4000, spent about a month and & $4000 fixing it up. Then listed it for rent or owner financing. Found an interested buyer that had $4000 to put down, they did not want to live in the country so they paid $3000 for it to be moved to a park in North Charleston where there family lived at. Sold it on a 5year/ 60 month note. They paid me $440 per month for 3 years and then we have been trading services ( he landscapes our properties). They are responsible for there lot rent and everything else with the home. So after said and done on the first one we bought and renovated for $8k and sold for $29k, not a home run, but a sold base hit. We have since bought a 22 unit park with 3 brick and mortar house on it and another 2 units with a house on it. The Parks that have attached houses on them are a lot easier for financing and insurance reasons.

Charleston, SC is a great place to invest. Like Troy said it has gotten a bit difficult to find deals but I still feel if you look hard enough they are out there. Especially for someone that can buy a duplex with a VA loan and live in half of it. Charleston is flooded with job creatures right now and there is a huge demand for rental units all across the board. I love the low-middle class rental market in Charleston.

Go on VistaPrints.com, make a business card that explains who you are and what you do ( I buy houses, cash offers). Take the cards and start getting them to all the home owners and motivated Sellers’s you can. Search the county gis website for owners names and addresses. Mail your business card to them, take your card to them, get your card in there hands. Should be able to get a 300-500 cards for $30-40

No load music past 8 pm Right of first refusal on personally owned homes. No speeding Limited cars Must park in designated parking spots No blocking driveways Personal grass must be cut Garbage and recycling cans in designated areas Basically all the same as a sfr, except for the right of first refusal.

Will Gaston how many signatures are you getting on a lease? We had initial lines at the bottom of every page for a while but took those off to speed things up a bit. But we still have 6 spots for the tennant to sign the lease, 1 signature line for the 6 page lease but then 5 more for lead base paint, asbestos, sub-metered utilities, hold harmless for a lake, mobile home right of first refusal. My question is can I eliminate 5 of the extra signature lines and just put these extra items in the lease and get one signature? How is everyone else doing there lead and asbestos disclosure, separate signatures?
