Hey Richardo, pick up a copy of David Green's long distance real estate investing.  That is what I used as my play book.  After you've read that you gotta pick a market.

Hi Alexandra,

So with our local market I think finding capital is only one of the challenges.  Here I wouldn't look for a hard money lender, I'd look for private money; meaning i'd find a local wealthy individual and partner with them.  
The second problem you will hit is finding a reasonably priced contractor.  Right now they are all swamped with work and are charging ridiculous fees.  This will make your margin just about impossible to keep in the black for a flip.

Brandon is a very encouraging guy but I try and remember when he go in to the market, i believe this was around the financial crash of 08.  There were lots more deals in just about every market.

It's fine so far.  Yeah the property tax is high.

San Antonio has worked well for me. I haven't found anything in a B area on MLS that hits 1%. However, all my deals have been off market and are 1% deals.

So I’m ready for a new property manager. A realtor I like working with has started working with Cop Properties, operated by Todd Cop. They’re a fairly small outfit and there aren’t that many reviews to go off of. I was wondering if anyone has had any dealings with them they’d like to tell me about? If you don’t want to post please shoot me a message, I’d be most grateful for any insight.

Closed on our second property, a duplex, in NE SA. I'm bullish on the i35 corridor. There are 1% deals out there that can be picked up through wholesaler. I'm yet to find anything that if a full BRRRR, everything i've bought requires a bit of cash left in the property.

@Jason Hirko, I agree.  That place looks like it would sell avocado toast lol. 

@Joshua Enriquez do you have any rental trend data for that area?  I'd be a lot more comfortable as an investor if I saw  rental rates going up as well.
