Thanks for this Spencer.  I saw the first video years ago but the new ones with Vanguard are very handy.  I think the next step for me is to probably consult with them or another land use planner.

So i've been running number for building on an attached ADU on my house in Santa Barbara, CA...it's shaping up to be a no brainer. So i've never built onto anything or any kind of development. I've rehabbed properties but this seems like a larger endeavor. Does anyone have any recommendations on resources? books, podcasts etc?

i'm glad to see most the replies aren't ice cold.  I'd also like to ask the question, how many people do you think are out looking for a place right now?  I'd guess damn few.  The unemployment line grows.  Those that can afford a roof over their head are trying to stay under it as much as possible and away from the 'infected.'  Even if you could boot a tenant, I don't think you'd have the best luck finding a quality one at the moment.

So taking a Q from bp money podcast 116 I wan to start gathering info for resources my tenants that may be coming up short on rent in the near future. A quick google search for tenant resources in San Antonio came up pretty flat.  Anyone know of resources in this region or that are being offered nationally.  Most of my tenants are great people.  I don't want them going any where.  I also want to echo the moral imperative to keep people housed during this pandemic. #stayathome and all that happy junk.
