I'm looking to purchase a fixer upper duplex in a secondary market outside of Indianapolis. There's not many comps of recent sales in this market. (I'm looking to BRRR this property)

Looking at comps from over a year ago, some can vary 180k-200k+. Is it possible to reach out to an appraiser before you purchase and they can give you an idea of an ARV?

What would you do?

With talking to a PM in Lebanon, I've found that $1,000/side for a 2 bed is easily achieveable. Luckily there is no demo for this project. Hopefully I can get the owner to come down on her price now!

I'm looking to buy a duplex in Lebanon and one side will need a complete rehab. I plan to BRRRR this property, buy can't find many comps or even rental comps.

Does anyone know how much rent is/SF based on a 2bed/1bath?
