Hey Josh, thanks for your note. The info I posted wasn't for an auction property. It's a single record from the county for delinquent taxes but not yet up for auction. The file is a mess, and I've been able to finesse it a bit, but there is no information on the amount of back taxes due for this or other records. I also cannot find any info on the CAD that discloses delinquent tax amounts. Anyone able to figure the best approach to proceed?

I wouldn't put the distressed/unoccupied part either. The owner may feel judged about their property being "distressed" (even though we know that it is...). I would simply say something along the lines of "I was driving through the neighborhood and saw your property at 123 Main St. and wondered if you might consider selling it."
What Linda said. Definitely not the clutter photos. How long until tenants are out? I believe good photos are really important and if you can wait and then get better photos, that would be ideal.

I'm with Cody.
Non-investors don't think about your investment property as an actual financial instrument. Most of us understand that asking to use it for free is the equivalent of saying, "hey, I see you have $5000 in the bank. May I have 250 of it? ". For that very reason, I don't really intend to talk to many people about my investment properties. Just keep it all quiet.
