25-30k in Tampa Bay is going to difficult unless he's looking for total gutjob in war zones. Jacksonville may be a better choice.

HI Chris,

I just looked up some listings in your area.  The 12-ish% property tax rate is on the assessed value, not the retail price of the home.  Most of the homes I did in a quick search, have the assessed value at about 15-20% of the retail price of the home.  Here's an example.  Retail price: $164,900 .  Assessed value 2015:   $33,221 Taxes 2015:  $2132

So with your example of $78K, the assessed value should come in less than $15k, so taxes should be maybe $1600 per year or less.

I dunno... I consider pest control to be dealing with bugs and spiders in and around the house, not native wildlife. If it were my property, I'd take care of it and foot the bill.

That tax cannot be correct. Sounds more like a sales tax. The highest property tax in the US is under 3%. Are you talking about occupancy taxes for short term rentals? If so, build it in.

Bad idea. If there is a keurig then the kcups should be provided. I'd hate to have to go buy special coffee for that. Personally, I prefer traditional coffee maker and coffee. I'd keep your setup as is.

That's cutting it really close. If it were me, I'd take that money and use it for something with better cash flow.

Business classes are also great, as while you build your enormous real estate empire, having concrete business skills will come in handy :)
