don't overlook working with a great Realtor, that's investor friendly & honest, such as myself! Wholesale properties are becoming more & more "precious" If you want to try the MO market, we still have it going on!!!

Hi Julie,

Yes, it starts a "bidding frenzy"! Sometimes that tactic is used at open houses for retail sales too. Just as w/any house, clear title has to be issued. The title company will run the search. I hope this helps.

Linda-

These are precisely why I emailed you & talked about how I work with investors & whole sellers. My work ethic is to be honest & up front. Not taking advantage of anyone, I've seen it done & have helped investors to the very best of my ability to get out of a fudged up mess!!! I promise, my clients always come first, I get paid when its completed. No worries!

KC is also being considered a "Electronic Meka" for the future! Many businesses are considering moving/building here for that as well as our vast area's for building. Cerner, Honeywell, Stowers...to name a few!

I'm a licensed Realtor in MO  Born & raised in KC. The market is still good, with many properties having positive cash flow! I'm experienced in working with all types of investors on the residential side. I will NOT mislead or misguide you. I'm honest & upfront.  I physically look at properties & send complete reports. However, because I've done this for four years, I have to see your proof of funds or pre approval. No tire kickers...been there & done that!

But, I'll help you build a portfolio, regardless of the amount of time you need.

Hey Jeff,

Yes, the MLS is excellent to have. But, to find wholesale deals, there aren't that many on it. I'm a licensed Realtor in MO. I find more wholesale deals on websites, such as BP, goggle RE Investors for your state. Also, get on linkedin & find some wholesalers there.

Hope this helps you.

Have you compared DOM vs Sales Price?

Current Market Rents? Deposit amounts allowed by your State?

You have no current cash flow? How long have you had this deal?
