I have a rural property under contract. I know the area well, it's close to me! I already have one of my investors that want it.

He needs loan, his lender won't loan on rural property/out of KCMO city limits! Excellent numbers on it.

Scenario:

Property is 50K

Rehab: up to 75k (high side)

Comps: 140K+ (could be higher because it's a 5/2 - adjustments approx: 10-12k = 152K)

DOM: 60-90
